Have you updated your billing address or contact information? Be sure that the Beacon Hill Homeowners Association has your most current contact information. The Covenants and Bylaws require each owner to inform the HOA if his/her billing address changes. You can do this by emailing us at email@example.com or completing the Beacon Hill contact form and mail or e-mail it to us.***Sellers, be sure your Buyer completes this form so you do not get billed for future assessments! If you are due a refund for your annual HOA dues, it should be prorated and credited to you at your closing.
What does it cost to live in Beacon Hill? Beacon Hill Homeowners Association assesses an annual fee for each property of $185. This is billed annually on March 1 and covers 12 months, March to March.
Where do these fees go? These fees cover the cost of maintaining the HOA, including:
Care and upkeep of common areas / playgrounds / benches / picnic tables
Landscape maintenance/mowing of common areas
Installation and maintenance of shrubs, bushes, and flowers in common areas
Pet litter stations and supplies
Snow removal for parking lots and private streets (not individual parking spaces)
Upkeep and re-surfacing of parking lots and private streets
Liability insurance for common areas (excluding residents' personal belongings)
Liability insurance for volunteer board members as they execute official duties
A reserve for future repairs and expenses
On all private streets in Beacon Hill (all streets except Emerson Ln & Wordsworth Ct) an additional fee of $135 per property per year is assessed for weekly trash pickup (at this time, there is NO bulk pickup on the private streets).
Are there extra fees when I buy/sell my home? An account set-up fee of $50.00 is to be paid at closing and sent to Beacon Hill HOA along with a completed Beacon Hill contact form.

What are some key rules/regulations in Beacon Hill that I should be aware of?
Changes to the exterior of any Beacon Hill townhome -- including landscaping -- must be approved by the Architectural Board and Board of Directors.
Owners are responsible for the regular maintenance and upkeep of their property, including yards.
Each townhome has two assigned parking spaces.
Pets must be on a leash at all times when off the owner's property and must be supervised even when on the owner's property.
Pet owners must clean up after their pets!
No more than three unrelated persons may occupy a Beacon Hill townhome.
No RV's, trailers, or commercial vehicles may be parked for more than a few hours (unloading/loading) in Beacon Hill. Trucks parked on the public streets will be reported to Harrisonburg Police for ticketing and/or towing (per Harrisonburg City Ordinances).
